It's Ski-Skate Week in Tahoe, and it has been a good one so far. We've had beautiful sunny days with 50-degree temperatures, and families have been enjoying perfect spring-like ski conditions. Now for the second half of the week, we're going to have powder skiing. The storm rolled in last night and dumped up to 21 inches of new snow on the ski resorts in Tahoe. To say that it dumped last night is an uderstatement. It's a winter wonderland again in Tahoe. You can always check the snow conditions for the ski resorts on the Sierra Sun Snow Report. Get out and ski!

The nice weather earlier this week was not only ideal for skiing, but it also resulted in a lot of property tours and walk-in traffic to our sales galleries and open house events. I was slammed with back-to-back tours all day every day between last Saturday and Tuesday; and I'm not the only agent experiencing this volume of demand from clients to shop for properties. We'll see another wave this weekend. The roads are going to be clear, making it an easy drive for visitors. Furthermore, this new snow will certainly inspire families who aren't here already to come hit the slopes in Tahoe this weekend. 

Buyers are not only touring properties....They are making buying decisions. We currently have 141 residences and 34 homesites in escrow in North Tahoe. The last seven days are responsible for 32 of these new escrows. The bulk of the sales activity is taking place in the vacation home neighborhoods, which is my area of expertise. Additionally, 42 of these pending sales are priced over $1M and eight are $3M or higher. This equates to 15% of the total available inventory for luxury properties in North Tahoe ($1M or higher). If you add this to the 27 that have sold since January 1st, we have less than four months of supply of luxury properties in North Tahoe. This is a healthy market for the Tahoe region; and it's gaining momentum. 

There was also a bump in listing activity this week as sellers are feeling the demand from buyers and recognizing the short supply. There were 44 properties added to the Tahoe Sierra MLS since last Thursday. Below is a breakdown of the new listings and my Top Picks of the Week. Keep in mind that the listings noted below are only new listings in the last seven days. I can send you all current listings that match your criteria.

Stellar Collection at Mountainside - Every once in a while, an interesting opportunity arises that offers something truly distinct and rare.  Mountainside at Northstar is that opportunity. Uniquely situated between the Village at Northstar and the Ritz Carlton, Mountainside is being woven between trails, trees and ski runs, and fashioned together by places of connection—connection to nature, to family, to self.
